That’s why I’ve broken it all down for you—from the very first prep day to the final signature at the closing table. If you’re a first-time seller in Central Virginia, here’s what you can expect.
Step 1: Prep Your Home (2–4 Weeks)
Before your home hits the market, we’ll want to make sure it’s looking its best. That doesn’t mean a full renovation—just a few strategic updates that make a big difference.
What happens during this time:
Decluttering, deep cleaning, and neutralizing the space
Minor repairs or touch-ups (think leaky faucets or chipped paint)
Possibly hiring a cleaner, painter, or handyman
Staging or styling to highlight your home’s best features
Professional photography to capture it all

Step 2: Listing + Showings (1–3 Weeks)
Once the prep work is done, it’s time to go live! We’ll launch your listing with professional photos and a strong marketing plan.
Here’s what to expect:
Your home goes live on the MLS and major real estate sites
Showings and open houses begin—usually within 24–48 hours
You may want to plan to be out of the house during peak showing times (especially evenings and weekends)
In Central VA, well-priced homes in great condition often attract interest quickly—but every market is different, and we’ll tailor the strategy to your specific area.
Step 3: Receiving Offers + Negotiation (3–7 Days After Listing)
If we’ve priced it right and marketed it well, offers can come in fast—sometimes within the first few days!
During this stage:
I’ll present each offer and help you compare terms beyond just price (contingencies, closing dates, financing type, etc.)
We’ll negotiate to get the best outcome for you—whether that means a higher price, better terms, or fewer headaches
Once you accept, the home goes under contract!
Step 4: Under Contract + Buyer’s Due Diligence (30–45 Days on Average)
Now it’s time for the buyer to do their homework—and for us to keep everything moving smoothly toward closing.
What’s happening behind the scenes:
Home inspection and negotiations for any repairs
Appraisal if the buyer is using financing
Final loan approval from their lender
Title work, closing paperwork, and coordination with attorneys or title companies
As your agent, I’ll keep tabs on every deadline and handle the communication so you don’t have to stress.
Step 5: Closing Day! (Usually at a Local Attorney’s Office)
This is the finish line! You’ll sign some paperwork, hand over the keys, and receive your sale proceeds.
Most Central VA closings happen in-person with a local attorney, and I’ll be right there with you to make sure everything goes smoothly.
How Long Does It All Take?
From our first planning conversation to closing day, the full process usually takes 6 to 10 weeks—but the prep can start sooner if you’re aiming for a specific timeline.
