1. “You can buy a house with zero money out of pocket.”
Truth: You can get down payment and closing costs covered… but you still need cash for inspections, deposits, and moving. Yes, I've helped people buy a house and get a check at closing but they still need to have money aside through the transaction.
2. “The down payment is the only thing you need money for.”
Truth: When I talk about finances with people they always say “I have X saved up, that should be about 10% down” Shocker!! Closing costs are real (3–6%), and no—they are not automatically included in the loan. Some of these costs you will need while under contract.
3. “You can’t ask the seller for more $$$$”
Truth: I get buyers closing cost credits all the time — especially fall/winter. This is written in the contract, the seller can accept it or counter back. But lets try anyway based on what we need and what we know about the home.
4. “If the house has been on the market for months, something is wrong with it.”
Truth: Sometimes it’s price, timing, just bad listing photos, or bad marketing from the agent. I hear this all the time from buyers that their must be something wrong with the house. Sometimes.. But let's check it out anyway. (We LOVE these houses.)
5. “Your offer has to be your max budget.”
Truth: You don’t buy at your max unless you choose to. I would prefer you to be comfortable day to day than go the highest you can. Your monthly comfort > your pre-approval amount.
6. “Buying takes forever. Buying happens so fast”
Truth: It takes 2-5 months from start to close. It depends on you and your readiness, the market and what houses are there, and everyone's motivations. Once you're ready, you can go from searching → closing in 30–40 days. I've had clients do it in under a month and ones who looked for 6 months+.
