Why September is the move
Starting now means you're finding the right house, not just whatever's left when your lease is about to end. And here's the part I love — if your lease ends in November and you close in October, you get about a month to move in before your first mortgage payment is even due (usually not until December). That's breathing room to actually settle in.
Just picture it: this Thanksgiving, you're the one hosting. Dinner around your own kitchen island, football on in your own living room, family in your own backyard. It can happen. You just have to start the conversation.
The realistic timeline
Here's what September → December actually looks like:
September: Build your team 🤝 You connect with a local Realtor (hi, that's me) and a trusted lender. We talk through your goals, budget, and what buying could realistically look like for your situation. This is the foundation before you ever step into a house.
September–November: Start the search 🏡 We tour homes that fit your wants, needs, lifestyle, and monthly budget. Once you find the one, we submit an offer (or a few, depending on the market) until you land an accepted one.
November–December: You're under contract 🎉 Inspections, appraisal, final loan approval — all the pieces get locked into place before closing day.
December: Get the keys 🔑 Sign the paperwork, get your keys, and walk into a home that's officially yours.
The biggest misconception about getting approved
People think you need an 800+ credit score, six figures, a massive down payment, and zero debt to qualify. Not true. Approval looks at your whole financial picture — credit, income, debts, savings, down payment. It's rarely "you can't get approved," it's usually "here's what you can get approved for."
The real question is whether that approval amount actually works in the market you want to buy in. If you're approved for $200K, what does that get you in Central VA? Depending on where you're looking, it might be more limiting than you'd expect — which is exactly why getting pre-approved early matters. It takes the guesswork out and gives you a real starting point.
What upfront costs actually look like
There are two initial costs to plan for:
- Down payment: for first-time buyers, this typically ranges 0–10% down
- Closing costs: almost always 3–6% of the purchase price
Some rough examples (using 3% down):

A few ways to actually save on those costs:
- Negotiate seller concessions — sellers will sometimes cover up to 3% of your closing costs, especially if they're motivated
- Shop around for lenders — fees vary more than people realize; comparing loan estimates can save you thousands
- Ask about lender credits — trading a slightly higher rate for lower cash-to-close
- Choose your own service providers — you're not locked into whoever your lender suggests for title, insurance, or inspection
- Look into assistance programs — state and local programs exist specifically for first-time buyers, often as grants or low-interest help
Figuring out what you actually want
Go beyond bed/bath count. Ask yourself:
- What's a monthly payment that actually feels comfortable?
- What kind of lifestyle do you want?
- Which locations make sense for your daily life?
- What's a must-have vs. a nice-to-have?
- Will this home still fit your life 5+ years from now?
The clearer you are here, the easier it is to find a home you'll actually love long-term — not just one that checks boxes.
