I walk through so many homes in Central Virginia, and every once in a while I find details that make me stop and go okayyyy I love this. Whether it’s something charming from an older home or a small upgrade that instantly changes a room, here are a few things I’ve been absolutely loving seeing lately.
1. Wood Stoves & Fireplaces
There are very few wood stoves and fireplaces I come across that I don’t love. As long as it’s wood-burning, I’m all for it. I’m also a total sucker for stone fireplaces — they’re one of those features that just feel timeless. The amount of buyers who put this high on their wishlist? I’m right there with them.
Why it matters: Wood-burning fireplaces and stoves add instant character, ambiance, and can be major draw factors for buyers looking for warmth and charm.
2. Dual-Colored Kitchen Cabinets
I love seeing dual-colored cabinets — one color as the main tone throughout the kitchen and the other as an accent, like a soft cream or a smoky gray. It creates such a clean, intentional look without feeling too “matchy-matchy.”
Why it matters: Two-tone cabinets help break up large spaces, make kitchens feel custom, and are a budget-friendly way to modernize the room.
3. Built-Ins Everywhere
Wherever you can put a built-in, I want it. Seriously. In the dining room to show off a crystal collection, next to the fireplace and TV for books and photos, even in the bedroom for décor and jewelry storage — I think they all add so much character. Built-ins can’t be overdone in my opinion.
Why it matters: Built-ins offer both function and personality, and buyers tend to see them as high-value upgrades that make a home feel finished and elevated.
4. Natural Materials
Call me old-fashioned, but I’m not a fan of vinyl-this and vinyl-that. Give me brick, give me stone, give me hardwood flooring wherever possible. I love a good wood handrail and a quartz countertop. Natural materials just have a depth and richness that manufactured materials don’t quite capture.
Why it matters: Quality materials hold up better over time, boost long-term property value, and appeal to buyers who want durability and a classic look.
5. Textured & Accent Walls
Whether it’s wallpaper or a built-in/3D accent wall, I love them all. A good contrast moment in a room can transform the space instantly. The only rule? Tasteful wallpaper only — no bird prints or wild, chaotic patterns that feel like a time capsule.
Why it matters: Accent walls make rooms more memorable, add visual interest, and give listings a standout detail that photographs beautifully.
Homes don’t always need massive updates to feel special. Sometimes it’s these thoughtful details — the textures, the materials, the craftsmanship — that truly make a space stand out.
